The plot decides more than the house does
On the Montenegrin coast you are usually building into limestone on a slope. Before a single wall goes up, four things about the ground have already moved your budget:
- Gradient. A flat plot needs foundations. A steep one needs excavation, rock removal, retaining walls and terracing - structures that cost real money and that you will never see once the garden grows in.
- Access. Can a concrete truck reach the plot, or does every load get handled twice through a village lane? Access is invisible on a listing and brutal on an invoice.
- Ground and water. Rock is expensive to remove and excellent to build on. Fill and clay are the opposite. Where the water goes in a November storm is a design problem with a price tag.
- Distance to services. Water, power and drainage runs are priced by the metre, and the last hundred metres to a hillside plot are rarely cheap.
By the time the ground-floor slab is poured, most of the cost difference between two plots has already been spent.
The shape of the building
Two houses of identical area can differ by a third in structural cost, purely through geometry:
- Compactness. Every external corner adds envelope, detailing and thermal bridges. A long thin house with a lot of articulation costs more than a compact one of the same area.
- Spans. Past roughly six metres, floors need deeper structure, and the cost curve steepens quickly. Open-plan living is a structural decision as much as a spatial one.
- Cantilevers and terraces over open space. The terrace that floats above the slope is usually the most expensive square metre on the drawing.
- Levels versus footprint. On a slope, going up is often cheaper than going out - but only up to the point where you need a lift or a second stair.
Glass, and the structure that carries it
Large openings never cost only what the glazing supplier quotes. They also cost the beam above them, the shading that keeps the room usable in August, and the cooling load you would otherwise avoid. Sea views justify a great deal of glass; they do not justify glass everywhere. Deciding where the glass goes is the single most cost-sensitive design conversation we have with owners.
Finish level - the part everyone assumes is the whole question
Finishes are where owners expect the budget to live, and they matter - but they are the most controllable line in the project. The same house can be finished to a solid rental standard or to a bespoke one, and the difference is a decision you can make late, with far better information than you have today.
Where the money is worth spending: bathrooms, kitchen, joinery, and anything you touch every day. Where it usually is not: rooms guests never enter, and materials chosen to impress rather than to last on a salt-air coast.
The outdoor budget nobody plans for
Pool, terraces, retaining structures, drainage, parking, planting, irrigation and external lighting are frequently left out of the first calculation entirely - and on a sloped coastal plot they are not a rounding error. If your budget covers only the building, it does not cover the property.
The invisible line items
- Design and engineering
- Permit documentation and connections
- Site supervision - cheap relative to what it prevents
- Contingency, which is not optional on a reconstruction and not optional on a slope
What to gather before you ask anyone for a price
You will get a far more useful answer, from us or anyone else, if you arrive with:
- The cadastral plot number and any existing survey
- Photographs of the plot from the access road and from below
- Whether the access road takes a truck
- What the plot is permitted to carry - coverage, height, setbacks
- How you intend to use it: live, rent, or resell
