Every client has their own story of how they came to own a property that needs reconstruction, but the goal is always the same: to turn something that looks hopeless at first glance into a gem. We keep what can and should be kept, and remove without hesitation what cannot realistically be saved. However difficult your case may seem - we’ve seen it before.
In Montenegro a building doesn’t compete with the landscape - it becomes part of it, so an off-the-shelf design won’t work here. The slope of the plot, orientation, seismic activity, salty air and scorching sun on the coast, snow and wind in the mountains - these shape the building’s form, layout and construction method.

Ask Us DirectlyYes - that’s how we work with most of our clients. We survey the property ourselves. With a power of attorney, we can obtain the UTU (planning and technical conditions) and order a topographic survey. We send drawings and visualisations for your approval. We discuss the project in chat - in any messenger you like - or by email. On video calls we speak Ukrainian, Russian and Montenegrin; in English we communicate in writing only. You don’t need to be present until the project is complete, but we’re always happy to meet in person.
No - we do the author supervision ourselves, but we cannot sign documents or take decisions on your behalf. That needs your own representative with a power of attorney: they are on site, we stay in touch and make sure the work follows the drawings.
We prepare the architectural part and work together with local engineers who cover the rest.
Yes, that’s normal practice. Just make sure your contractor is properly qualified. Any competent builder can work from the drawings we provide. We’re used to working with large construction companies and small crews alike - for us it’s neither a problem nor a limitation.
The cost depends on the type and scope of work - an interior, a reconstruction or a new building from scratch - and on the size of the property. The price per m² is often lower on larger projects. Send us the details of your property and we’ll give you a guide to cost and timing. We can give an exact figure and schedule only after studying the initial data and the brief.
There’s no single answer - it depends on the plot, the condition of the building and what matters more to you: speed or a predictable budget. The whole country. Most projects are on the coast - Herceg Novi, Kotor, Tivat, Budva, Bar - plus Cetinje and Podgorica, and mountain projects around Žabljak and Durmitor.
Welcome to ABRIS, our family studio. We’re Tetiana and Anton, and we discovered Montenegro in 2009. We laid the foundations of our architecture and design practice back in Ukraine in 2005, but it was here, in Montenegro, that we truly came into our own.
