Apartment in RC "EMERALD RESIDENCE"

Designs for 12 standard apartments for the Emerald Residence developer in Bar, a panoramic tour and a mini design project for one of the buyers.

Apartment design for the developer

Everyone in Bar knows Emerald Residence: three buildings with 320 apartments, shops and offices on the ground floors, its own landscaped leisure area and a swimming pool.

The complex's sales team took a smart approach. Back in 2021, when construction of the first building (A) had only just started, they ordered presentation plans and concept interior designs with 3D visualisation of every standard apartment for the sales website. Twelve apartments in total.

A universal style built on materials already bought

We designed with sales in mind. The style had to be as universal as possible, so that the apartments would appeal to most buyers. At the same time, all 12 apartments differ from one another to suit different tastes.

One of the key requirements was to use the materials already purchased for the whole complex: white marble-look porcelain tiles in the bathrooms and on the kitchen-living room floors, and birch parquet in the bedrooms. We kept them as the base, so you will see these materials in our renders.

360° panoramic tour of an apartment

For one of the apartments we made a panoramic tour. It was not part of the order - we put it together later for our portfolio, to show what is possible. With a tour like this, a buyer can walk through the apartment virtually, and that helps them make up their mind faster.

It shows how a presentation sells not just property, but a dream and a way of life.

We delivered the order and the designs went up on the website. Sales took off. Apartments in the first building were even resold while it was still under construction. Several years have passed since 2021, the complex's website has changed, the third building is being completed - and our designs are still on the website, still selling.

Below are those very presentation renders of the standard apartments that have been selling since 2021. We show six of the twelve: a two-bedroom apartment with two bathrooms, a two-bedroom apartment, two one-bedroom apartments and two studios.

The buyers came to us themselves

There is one more small story connected with this project. In the same year, 2021, two buyers who did not know each other bought apartments in Emerald Residence in Bar and asked the manager to introduce them to the designers who had made the presentation materials for the sales website. They wanted us, specifically, to adapt the design to their needs. One was a studio, the other a two-bedroom apartment.

The apartments are sold partly finished: porcelain tiles on the floors and in the bathrooms, parquet in the bedrooms, utilities in place, walls and ceilings plastered and painted white. In effect, you can bring in furniture and move in, and many people do. Or you can invest a little more effort and money and get a home you will genuinely love.

For these clients we made mini design projects:

  • moving some of the sockets and switches to suit the new furniture, with ergonomics and lifestyle in mind;
  • choosing light fittings and adjusting the electrical outlets for them throughout the apartment;
  • custom furniture made to our drawings;
  • choosing upholstered furniture in showrooms.

We left the bathrooms and floors as they were.

We ran the studio project from start to finish: the client arrived to a ready apartment. The two-bedroom apartment the client handled almost entirely herself - we only made the mini design project for her.

It is small compared with our usual projects, just 26 sheets. But it was detailed enough that the client managed almost without site supervision.

We spent three days choosing upholstered furniture in showrooms, wall colours and materials for the custom furniture; she did the rest herself, following the project, with phone consultations - and, to be honest, there were not many of those either. The project was enough for her. When it was all finished, she sent us an amateur video tour showing that she had carried out the project about 90% accurately. We are always very grateful to clients for videos like this.

Presentation sells

This shows how good presentation affects apartment sales. For developers and investors, a quality render is not the place to save: with it, apartments sell faster and in greater numbers, and the return on investment comes sooner.

Today many developers use AI-generated interior images for their sales websites and social media advertising. It works, so there is no longer any point in us selling a service to create such images. Panoramic tours, which give a sense of immersion, are a different story: clients still order them from us, and autumn 2026 confirms it.

What AI certainly cannot do - and where we are irreplaceable - is go round the showrooms and choose furniture, talk to sellers and suppliers, pick the best paint colour, design custom furniture, draw up plans for moving sockets and switches, and simply adapt a design to a particular person, physically.
